Real Estate Investing Defined

Real estate investing is basically investment concerning land and anything that is fixed to it. In general, it is purchasing, owning, managing, leasing, or selling any real estate property.

This kind of investing has always been popular to those who have money as it is capital-intensive. Things, however, are changing in the aftermath of the recession. Reports said the US market is technically out of the recession but is struggling to recover from the effects of the economic slump. Even the property market is relatively down, leading to lower prices of properties.

The current economic condition is what makes real estate investing even more attractive. As property prices are still down, investors are faced with the rare opportunity to buy properties at bargain prices. Be wary though: this opportunity will not last a lifetime. Market analysts believe that the economy is on track to recovery. With the recovery comes the rise in property prices. So if there is a perfect time to venture in real estate investing, it would be today.

As an investor, you have a lot of choices on how to approach real estate investing. One interesting mode of investment is flipping houses. Also known as wholesaling, flipping houses made headlines a few years back because it was associated with mortgage fraud. Nowadays, it is picking up steam anew. It is basically hunting for properties and putting them under contracts. You then sell these contracts to end buyers or to other people in the wholesaling business.

Another popular form of real estate investing nowadays is rehabbing houses. If you’ve watched an episode of “Flip this House” and “Flip that House,” that’s basically rehabbing houses. Also known as fixing and flipping houses, rehabbing is buying an undervalued property, doing some repairs to raise its value, and then quickly reselling it for profit.
