In wholesaling houses, it is a common idea that the repairs and improvements are left for the rehabber to do. That’s why they say that “wholesalers don’t touch the property.” However, some wholesalers do touch their properties. They make very minimal retouches, repairs that are simple and cheap but are considered “bang for the buck.”

While rehabbers – staple buyers of properties from wholesalers – will always try to bargain for a lower price, wholesale investors can still leverage the deal to their end. How? By using simple, effective, and most importantly, minute repairs. And here’s one to those who are into wholesaling houses.

Clean the house.

Taddah! You probably weren’t that surprised. You know this already. The question is “Do you do it?” Add to that “Do you do it right?” and “Do you do it all the time?” A clean house is simply hypnotizing. Whether you’re selling to a private home buyer who is looking to DIY the property into a home or an investor who wants to fix and flip it, you can never go wrong with cleaning.

Some homes are vacated by previous occupants but are left not totally vacant. These people can leave some clutter. After all, they are leaving, so why bring the trash where they’re moving? If you want to make the house more appealing to prospect buyers, then make sure you collect all that is left behind by the previous owners. Gather everything in trash bags and neatly dispose of everything before opening it to buyers for inspection and appraisal. Coordinate with the local garbage unit to facilitate everything.
