But sometimes the phone just doesn’t ring. While you can sit all day waiting for a seller-caller, there’s an alternative. It could surprise you with its results. When flipping homes, learn to knock on doors.
Let’s say this one property really interests you. You do your due diligence and have determined just how low you’re willing to settle for. Right there you can make an offer to the seller. You can do this whether you’re in wholesaling houses or property rehabbing.
It is always better to do some initial research about the house before visiting its owner. Also, remember to bring your business card when you knock on the door. Just in case the owner isn’t interested in selling the property, you can simply leave your contact information.
Lastly, practice some courtesy when doing this. After all, you may be disrupting the owner. Also, it is best to use this strategy when the lead is from tax liens or bankruptcy filing. It could be a bit impolite if you visit a probate lead. People there have just lost a loved one. And even if it appears as if you are offering them help by buying their property, your action is subject to a bad interpretation. Remember, when you’re flipping homes, you’re also knocking on doors.
