But if space, time, and money allow it, installing a kitchen island is a good way to please your prospect home buyers.  Here are some reasons why home buyers love a kitchen island why you should consider installing one when you rehab houses.

When home buyers inspect the kitchen of a rehab home, they try to compare it with their existing kitchen. What they notice first is that the rehabbed version is more spacious, and that’s a good thing. While it is wide, it is natural for home buyers to look for more storage space. It’s just human nature. That’s where the kitchen island comes in the picture. One of the major roles of this piece is to augment storage space in the kitchen. In fact, they can increase storage space by up to 25% in most cases.

That is why when you plan to install a kitchen island, you better plan it well in a way that allows for maximum storage space. Use the space under the table to create drawers and cabinets. Be sure to screw hooks as well. Another imaginative idea is installing a mini wine rack in that space. Home buyers love the idea that their house has a unique feature.

And with a bit of help from Hollywood, your island countertop is sure to be a hit. Ever seen scenes where the wife prepares the food on the island, facing her kids, husband, or guests? It makes the kitchen look like a place for gatherings. It makes it look more functional. Home buyers want to chop vegetables without having to literally turn their backs on their guests. Use that as a means to persuade them to purchase the rehab home you are selling.

The same principle goes with sinks. Although sinks facing walls are still standard in today’s kitchens, sinks in islands aren’t bad too. This sink allows the homeowner to do chores while still being able to get a 360-degree view of the kitchen. However, reconsider placing a sink in the island if it requires too much plumbing.

Finally a kitchen island can host the stove. Whether it’s a cooktop or a stove-over combination, it can be built into the island as long as space allows it. The problem here is the exhaust. You have to options for the vent. One is an overhead hood installed directly on top of the stove. If done right, it could be aesthetically refreshing. An easier way to deal with smoke and smell is by installing a downdraft cooktop. This type sucks in smoke and leads it to a duct where it exits the house. Before you proceed with the island project, plan what type of exhaust you’ll use.
