I walked through the property and did my inspection. It would need:
The porch enclosed, paint, flooring, a closet built into a BR, a back deck, lots of work in the kitchen and bathroom, central heat and air, and laundry facilities. Yes, this property didn't have a 220v line nor a washer hook up! I could not find a cost effective way to add a 1/2 bath. The floor plan just didn't allow it.
I did an extensive inspection, but I'm not going to elaborate on the inspection process here. That's another article, or series of articles that is coming soon.
So, I called Jim back and told him I'll take it.
