Shopping for Appliances When Property Rehabbing
No comments yetWhen you start to do property rehabbing, you’ll realize that you’ll be shopping for appliances more often that you ever did for your own home.
So the question is where is the best place to shop for appliances when rehabbing homes? You can ask consumers who participated in the Consumer Reports National Research Center’s recent surveys.
One survey showed that not only rehabbers are searching for cheap appliances; even homeowners are. In fact this is the top reason that encourages them to choose what store they would buy from. So, ready for it? Abt Electronics, located in the Chicago area, stood out when it comes to prices of major appliances, along with several other independent local stores. When it comes to smaller appliances, it was Costco, Amazon.com, and local independent stores.
When rehabbing homes, knowledgeable salespeople also are a turn on for buyers. Salespersons in independent retailers, Abt Electronics, and Pacific Sales in California were top for major appliances while independent local retailers and Lowe’s were good in small appliances.
For property rehabbing, it’s important to have an array of choices. So, for selection and product quality of major appliances, Abt Electronics and Pacific Sales were again top. For small appliances, it was Amazon.com followed by local stores. Sears, Lowe’s, and Best Buy, meanwhile, gained above-average marks in this category.
But if it needs to be stressed, these are merely results of a survey. But if you are experiencing difficulties with your appliance store right now, you might want to consider the stores listed in the survey. After all, another trait of good rehabbers is being able to listen.

Knock on the Door When Flipping Homes
No comments yetSo you’re in the flipping home business and you’re accustomed to the usual marketing strategies when finding deals. You’re probably sending letters to people, just as other investors are, in hope that the seller will give you – and not your competition – a call.
But sometimes the phone just doesn’t ring. While you can sit all day waiting for a seller-caller, there’s an alternative. It could surprise you with its results. When flipping homes, learn to knock on doors.

Elevator Pitch for Property Rehabbing
No comments yetWe could be experts in property rehabbing but be totally lame when it comes to talking with people in unexpected places.
For example, you’re on your way to see a client and on the elevator you overheard a man talking to someone on the phone about an old house they might put up for sale because of debt problems. You’re interested in letting him know that you do property rehabbing. What will you tell him?

Why Oil Why? Pensacola Beach Now Needs Rehab
No comments yetWant another reason why you’d rather go into property rehabbing than other businesses or job? There’s less risk of people being angry with you because of environmental issues. Just ask energy giant BP and Floridians.
The country’s worst oil spill has reached the pristine white sand beaches of Pensacola. Around 5kms. have been tainted with sludge already. Rehabbers probably won’t sell a house if they used ugly paint combinations but they won’t reap the wrath of nature-loving people in Floridians because of an oil spill. A lot of people consider a house rehab a risky form of investing, but hey, not as risky as BP’s job.

Canada, Our Dear Neighbor, Should Teach Us Wealth Management
1 comment so farLet’s say luck struck our way and we amassed massive wealth through real estate investing. Therefore, we must learn how to keep our money. And, if it’s wealth management we want to learn, then we should literally “go up.” Where? To Canada.
This weekend, our dear neighbor will host the Group of 20 wealthy nations and it perhaps will take great pride in what it has been doing while the other rich countries were facing a banking and finance meltdown. “We should be proud of the performance of our financial system during the crisis,” Canadian Finance Minister Jim Flaherty said. Why not? Those in real estate investing should listen very well.

Managing REI Time: Post-Fathers’ Day Post
No comments yetOne of the benefits of real estate investing is actually having more time for the family. But regardless of less time you now spend working, what matters is managing your REI time. How do we do that? We have singer Harry Chapin, who wrote “Cats in the Cradle,” to tell us how.
Consider this entry a post-Fathers’ Day Post. It’s also probably a tribute to the late singer-composer whose “Cats,” (later revived by Ugly Kid Joe) indeed can touch the hearts of many.

Home Improvement Tip for Wholesalers (Clue: Trash Bags Needed)
No comments yetIn wholesaling houses, it is a common idea that the repairs and improvements are left for the rehabber to do. That’s why they say that “wholesalers don’t touch the property.” However, some wholesalers do touch their properties. They make very minimal retouches, repairs that are simple and cheap but are considered “bang for the buck.”
While rehabbers – staple buyers of properties from wholesalers – will always try to bargain for a lower price, wholesale investors can still leverage the deal to their end. How? By using simple, effective, and most importantly, minute repairs. And here’s one to those who are into wholesaling houses.
